We lend our own private funds, allowing us to provide flexible finance with the minimum of hassle and paperwork. Indicative Terms

  • Maximum LTV: 70%
  • Term: 1-18 months
  • Loan size: from £200,000
  • Interest can either be paid monthly
    or rolled up to the end of the facility
  • We aim to provide an indicative offer within a day of you getting in touch with a specific proposal.
  • We visit every project that we wish to invest in and can make a firm offer within 24 hours of the initial site visit.
  • We invest our own money and make our own investment decisions, meaning that our approval process is kept to the minimum amount of time and paperwork.
  • We look to work with trusted developers on a repeat basis.
Although our fees vary between projects, there are typically no other fees other than an arrangement fee, legal fees, the cost of an appropriate survey and valuation and the monthly interest charges. We take first charge against the development property or equivalent. Our loans are unregulated business loans. We do not offer consumer mortgage products.
